Coquitlam spans a wider range of housing eras than almost any municipality in the region. Maillardville holds some of the oldest residential fabric in the Lower Mainland. Austin Heights is solid mid-century. Westwood Plateau is 1990s hillside suburbia. Burke Mountain is still being built out.

Austin Heights and the surrounding streets are largely 1950s and 1960s bungalows and split levels on flat, well-proportioned lots. This is prime renovation territory. The standard scope here is an opened main floor, a modernized kitchen, a second or third bathroom, a fully developed basement often as a legal suite, and a systems upgrade covering electrical, plumbing, insulation, and windows. Many of these houses still have their original panels and a meaningful amount of original wiring, so electrical is rarely optional.

Maillardville, with its French-Canadian roots and older housing, calls for a more careful hand. Some properties there carry genuine heritage character and the community values it, so matching original proportions and detailing matters more than it does elsewhere in the city.

Westwood Plateau, Burke Mountain, and the Slopes

Westwood Plateau is mostly 1990s construction on graded hillside lots, and the homes are now old enough that kitchens, ensuites, and windows are due. Many were built with unfinished lower levels that make excellent projects, and the views on the upper streets reward investment in outdoor living space and glazing.

Burke Mountain is newer still, much of it post-2010. Work there is finishing work: basements, millwork, outdoor spaces, and upgrading builder-specified kitchens.

Both areas sit on slopes, and that has practical consequences. Drainage management is critical, site access can be constrained on steep driveways, and any work affecting grade or retaining structures may require geotechnical input. We account for slope in scheduling and cost rather than treating it as an afterthought.

Permits and Practicalities in Coquitlam

Coquitlam permits secondary suites in most single family zones, and the city's substantial stock of full-height basements makes suite conversions common. Requirements follow the familiar pattern: separate entrance, egress, fire separation, ventilation, and parking.
