Two identical houses in two different cities can face completely different requirements, and a contractor who does not know the difference will quote you wrong.
Richmond and Ladner have flood construction levels that govern whether a lower level can become living space. Burnaby and Vancouver protect trees in a way that can move an addition's footprint. North Vancouver and White Rock bring geotechnical requirements on slopes. Langley, Maple Ridge, Abbotsford, and Pitt Meadows have Agricultural Land Reserve restrictions on a large share of their land base.

Service Area Questions
Do you charge extra for travel to outlying areas?
No travel surcharge applies within any of the sixteen municipalities we serve.
For rural and acreage properties at the outer edges, particularly eastern Maple Ridge and Abbotsford, travel time is factored into scheduling honestly so we are not promising a crew can cover two valleys in a day.
What if my property is outside your listed service areas?
Get in touch anyway. We take projects slightly outside the listed municipalities case by case, depending on scope and schedule.
Larger projects are easier to justify at distance than small ones, and we will tell you straight away if it is not a good fit rather than stretching a crew too thin.
Do you know the permit process in each municipality?
Yes. We work with all sixteen regularly, and we know where the differences sit: Vancouver's own building bylaw, Richmond's flood construction levels, Burnaby's tree bylaw, North Shore geotechnical requirements, and ALR restrictions in the valley municipalities.
We confirm current requirements and review times with the relevant department at the start of every project.
Can you work on strata properties?
Yes, and it is a regular part of our work in Richmond, Port Moody, North Vancouver, and Vancouver.
Strata renovation requires council approval, proof of contractor insurance, adherence to defined work hours, and elevator booking for material movement. We handle that coordination with property management directly.
Which areas do you work in most?
Surrey, Langley, Burnaby, and Coquitlam make up the largest share of our volume, largely because of the housing stock: a lot of 1970s and 1980s homes on lots that support suites and additions.
That said, we work across all sixteen municipalities and have the local knowledge for each.
How quickly can you get out to my property?
Usually within a few business days for a site visit anywhere in our service area.
