Siding and Rainscreen
A rainscreen assembly puts a drained and vented cavity between the cladding and the water-resistive barrier. Water that gets past the siding runs down the cavity and out at the base instead of soaking into sheathing. In the Lower Mainland this is not an upgrade, it is the standard of care, and the region's leaky condo history is the reason.
We work in fibre cement, engineered wood, natural wood, metal panel, and vinyl. Material choice affects cost, maintenance, and appearance, but the assembly behind it matters more than the product on the front.
Decks, Windows, and Doors
Decks are a structural element that happens to be outdoors, and they fail at the ledger connection more than anywhere else. We flash and fasten ledgers properly, use appropriate hardware for exterior exposure, and build to span tables rather than to habit.
Window and door replacement is one of the highest-value envelope upgrades, both for comfort and for water management. The performance comes from the installation detail more than the unit: sill pan flashing, correctly lapped membrane, and a proper air seal are what keep a window dry for thirty years.

Exterior Renovations Questions
The questions clients ask most about exterior renovations.
What is a rainscreen and do I need one?
A rainscreen is a drained and vented cavity between the cladding and the wall's water-resistive barrier. It lets water that gets behind the siding drain out and lets the assembly dry.
In the Lower Mainland it is required on most new construction and strongly recommended on any re-clad. If you are removing siding anyway, adding a rainscreen is a small incremental cost for a large improvement in wall durability.
How long does siding replacement take?
A typical detached home takes two to four weeks depending on size, complexity, and how much rot repair turns up once the old cladding is off.
We work in sections and keep the house weathertight throughout, so the building is never left open overnight.
What is the best siding material for this climate?
Fibre cement performs very well here: dimensionally stable, rot and insect resistant, and durable in wet conditions with a long finish life.
Engineered wood offers a warmer look with good performance. Natural wood is beautiful but demands ongoing maintenance. Vinyl is the budget option and performs acceptably when the assembly behind it is detailed correctly.
Do I need a permit to build or replace a deck?
Usually yes, particularly if the deck is above a certain height, attached to the house, or covered. Most Lower Mainland municipalities require a permit and setback compliance.
Replacing decking boards on an existing sound structure generally does not require one. We confirm with your municipality and handle the application where needed.
How do I know if I have rot in my walls?
Common signs are soft or spongy siding, paint failing in a specific area, staining below windows, interior moisture marks, and a musty smell near exterior walls.
Rot is often more extensive than what is visible. We do exploratory openings in suspect areas to establish the real extent before quoting a repair scope.
Can you replace windows without redoing the siding?
Yes, with a retrofit installation that works within the existing opening and cladding. It is faster and less expensive.
A full-frame replacement with the siding off lets us correct the flashing and sill pan detail properly, which is significantly better for long term water management. If you are re-siding anyway, do the windows at the same time.
