Delta is three distinct communities that happen to share a municipal government. North Delta is suburban, hilly in parts, and closely tied to Surrey. Ladner is a low-lying historic village on the river. Tsawwassen is a coastal community with mid-century roots and an entirely different exposure profile.
They need different things from a contractor, and we scope each one for what it actually is.
North Delta
North Delta is predominantly 1970s and 1980s subdivision housing: split levels, basement entries, and two storeys on good-sized lots. The renovation profile here closely mirrors neighbouring Newton in Surrey. Kitchens and bathrooms that are at end of life, original or lightly updated electrical, windows due for replacement, and basements that are either unfinished or finished to a standard that no longer holds up.
Suite conversions are common and the housing stock supports them well, with full-height basements and lots that accommodate a separate entrance and parking. Parts of North Delta sit on slopes with views toward the river and the valley, and additions or upper storey work there can capture something worth designing around.
Ladner and Low-Lying Construction
Ladner is a historic river village with genuine character housing near the core and newer development around it. The defining constraint is elevation: much of Ladner is low-lying and protected by dikes, which means flood construction levels apply in much the same way they do in Richmond.
That has direct consequences for lower level conversions and additions. New habitable floor area generally has to meet the applicable elevation requirement, and existing below-grade or at-grade space may be restricted in how it can be used. We check this before design, because it determines what is possible.
Older Ladner homes near the village also carry the usual pre-1990 considerations: hazardous materials surveys before demolition, dated electrical, and limited insulation. The character is worth preserving and we design to keep it while bringing the systems current.
Tsawwassen and Coastal Exposure
Tsawwassen is largely 1960s through 1980s housing, much of it single storey or split level on generous lots, with a strong contingent of long-term owners and a growing number of buyers renovating to stay put long term. Aging in place work is a meaningful part of what we do here: curbless showers, wider doorways, main floor bathrooms, and level entries.
Coastal exposure is the technical consideration. Salt air is hard on exterior metals, fasteners, and finishes, and wind exposure near the water demands proper attention to cladding attachment and flashing. We specify exterior materials and fasteners with that in mind rather than using inland defaults.

Delta permits secondary suites in many single family zones subject to the usual requirements around separate entrance, egress, fire separation, ventilation, and parking.
