Consultation and Site Visit
We walk the property with you, listen to what you want, and give you a realistic read on scope, budget range, and timeline before anyone commits to anything.
Detailed Quote and Scope
You get an itemized written estimate with allowances stated at realistic numbers, not placeholders designed to look good and blow out later.
Design, Engineering, and Permits
We coordinate drawings, structural engineering where required, and the full permit application with your municipality, and we manage inspections through to sign-off.
Construction and Weekly Updates
One project manager, one schedule, and a written update every week covering progress, what is next, and any decisions we need from you.
Walkthrough, Deficiencies, and Handover
We walk the finished project with you and build a deficiency list. Everything on it is corrected before final payment, and you receive a full warranty and specification package.
Questions About Our Services
Do you take on small jobs or only full renovations?
We take on both. A single bathroom, a basement finish, or a flooring and trim package are all normal scopes for us.
What we are built for is work that needs real coordination, so if your project involves multiple trades, structural change, or permits, that is squarely where we add the most value.
Can you handle more than one service on the same project?
Yes, and that is how most of our projects run. A whole home renovation typically combines kitchen, bathrooms, flooring, millwork, electrical, plumbing, and sometimes structural work.
Everything stays under one contract with one project manager, which is the entire point of hiring a general contractor rather than assembling trades yourself.
Do you offer free estimates?
Yes. The initial consultation, site visit, and preliminary budget conversation are free with no obligation.
Once we move into measured drawings, design development, and engineering coordination, that work is contracted and billed, and on most projects that proceed a portion is credited against the build contract.
What if I already have drawings or a designer?
That works well. We regularly build from drawings prepared by an architect or designer, and we review them for constructability and cost before construction so issues surface early rather than at framing.
We can also take on pure construction management if you have trades lined up and simply need the project run properly.
Do you do commercial work as well as residential?
Yes. We deliver tenant improvements and build-outs for offices, retail, clinics, and food service across Metro Vancouver.
Commercial work runs on a different schedule logic, with after-hours scheduling, landlord coordination, and a permit path that usually takes longer than residential.
How soon can you start?
It depends on current workload and whether your project needs permits. Interior work with no permit requirement can often start within a few weeks.
Anything requiring municipal review needs that process to complete first, and review times vary significantly between Lower Mainland municipalities. We give you a realistic date rather than an optimistic one.
