Building new gives you something a renovation never can: a house planned around how you actually live, with a modern envelope, modern systems, and no compromises inherited from someone else's decisions in 1974.
It also means eighteen months of decisions, consultants, inspections, and coordination. Our role is to carry that load so the process stays clear and the schedule stays honest.
From Lot to Occupancy
We get involved early, ideally before a lot is purchased. Servicing availability, soil conditions, tree protection bylaws, setbacks, floor area ratio, and height limits all shape what can be built and at what cost, and finding out after closing is an expensive way to learn.
From there the sequence runs through design, engineering, permitting, servicing, excavation, foundation, framing, envelope, rough-ins, insulation, drywall, finishes, and final inspections. You get a phased schedule and a single point of contact through all of it.
Building for the Coastal Climate
The Lower Mainland gets a lot of rain, and our envelope details reflect that. Rainscreen assemblies, correctly integrated flashing, properly detailed window openings, and continuous air and water barriers are standard rather than upgrades.
We also build with the current BC Energy Step Code requirements in mind from the design stage, since airtightness targets and mechanical strategy are far cheaper to plan for than to retrofit.

Design, Engineering, and Permits
We coordinate drawings, structural engineering where required, and the full permit application with your municipality, and we manage inspections through to sign-off.
Construction and Weekly Updates
One project manager, one schedule, and a written update every week covering progress, what is next, and any decisions we need from you.
Walkthrough, Deficiencies, and Handover
We walk the finished project with you and build a deficiency list. Everything on it is corrected before final payment, and you receive a full warranty and specification package.

How long does it take to build a custom home?
Typically twelve to twenty months from the start of design to occupancy. Roughly three to six months of that is design and engineering, three to six is municipal permitting, and nine to fourteen is construction.
Permitting timelines vary significantly between Lower Mainland municipalities and are the least predictable part of the schedule.
Do you help find and evaluate a lot?
Yes. We will walk a property with you before you commit and give you an honest read on what it will cost to build there.
Steep slopes, poor soil, limited servicing, large protected trees, and tight setbacks can all add six figures to a project. It is far better to know before you buy.
Do I need an architect for a custom home?
For most single family homes in BC a qualified designer is sufficient, though larger or more complex projects and certain municipalities may require an architect.
We work with both and can recommend someone suited to your project, budget, and design direction, or work with a consultant you have already engaged.
What is the BC Energy Step Code and how does it affect my build?
It is a provincial framework setting progressively higher energy efficiency requirements for new construction, with municipalities adopting steps on their own timelines.
Practically, it means airtightness testing, higher insulation values, better windows, and a considered mechanical ventilation strategy. Designing for it from the start costs far less than retrofitting to hit a target late.
How are payments structured on a new build?
Through a progress draw schedule tied to defined construction milestones such as foundation complete, framing complete, envelope closed, and so on.
If you are financing through a construction mortgage, the lender will require inspections at each draw stage. We coordinate that documentation directly with your lender.
Do you provide a new home warranty?
Yes. New homes in British Columbia require third party home warranty insurance, commonly structured as two years on labour and materials, five years on the building envelope, and ten years on structure.
We are set up to build under warranty and the coverage documentation is provided to you at completion.
