Langley is really two jurisdictions. The City of Langley is a compact, largely built-out municipality centred on the Nicomekl corridor. The Township of Langley is enormous, running from Walnut Grove in the north to the American border in the south, and it contains some of the fastest-growing new construction in the region alongside genuine heritage and working acreage.

Willoughby, Walnut Grove, and the Newer Township
Willoughby has been the busiest growth area in the Township for over a decade, and the housing there is predominantly post-2005: three storey single family homes, duplexes, and townhouse complexes on relatively compact lots. Renovation work here is rarely about failing systems. It is about finishing basements that were sold unfinished, adding built-in millwork and storage to homes that were delivered with builder-grade minimums, upgrading kitchens that were specified to a developer's budget, and building out outdoor living space.
Walnut Grove is a generation older, mostly late 1980s through 1990s. Those homes are hitting the point where kitchens and bathrooms are due, windows are at end of life, and the original builder-grade finishes are ready to go. The floor plans are generally good and the lots are comfortable, which makes them strong renovation candidates.
Murrayville, Brookswood, Fort Langley, and the Acreages
Murrayville and Brookswood carry a mix of 1960s through 1980s homes on large, treed lots, and there is a steady stream of substantial renovation and addition work here as families choose to expand rather than move. The lot sizes make additions genuinely feasible in a way they often are not closer to Vancouver.
Fort Langley is a different proposition. It is a heritage village with real character housing stock and community expectations around how buildings present to the street. Work there requires sensitivity to existing detailing, and in some cases heritage considerations apply to what can be altered externally. We approach Fort Langley projects with the assumption that matching the original is the goal.
South Langley and the Aldergrove area include significant acreage property, much of it in the Agricultural Land Reserve. ALR land carries real restrictions on what can be built, how large a residence can be, and what secondary structures are permitted. We check ALR status before design begins, because it shapes what is possible.
What to Expect on a Langley Project
Access and staging are generally easy in Langley, particularly on Township acreage and in established neighbourhoods with wide lots and driveways. On newer Willoughby streets with narrow frontages and compact lots, staging takes more planning.
Some rural and semi-rural Langley properties are on well and septic rather than municipal services.
