Surrey is the busiest renovation market in British Columbia and the one where we do the highest volume of work. It is also the most varied. A 1978 split level in Newton, a 1990s two storey in Fleetwood, a character home near Cloverdale's town centre, and a 2019 build in Grandview Heights are four completely different construction problems, and pricing them the same way is how contractors get into trouble.

The Housing Stock We Work On
Newton and Guildford are dominated by 1970s and 1980s construction: split levels, basement entries, and vinyl-clad two storeys on generous lots. These homes are structurally sound but almost universally need the same list of work. Aluminum or early copper branch wiring, undersized electrical panels that cannot support a modern kitchen, original single-pane or first-generation double-glazed windows, and bathrooms built before anyone was serious about waterproofing. They are excellent renovation candidates because the bones are good and the lots allow for suites and additions.
Fleetwood and Panorama Ridge lean newer, mostly 1990s and early 2000s, where the work is usually a kitchen and ensuite modernization plus finishing an unfinished basement. Cloverdale mixes older character properties near the town centre with newer subdivisions further out, and the older homes there often carry heritage-adjacent detailing worth preserving through a renovation.
South Surrey and Grandview Heights are the newest and the highest end. Renovations there tend to be about upgrading finishes, adding outdoor living space, and building out lower levels in homes that were sold with them unfinished.
Suites, Permits, and Working With the City
Surrey permits secondary suites in most single family zones, and the city has clear requirements around separate entrances, egress windows in every bedroom, fire separation between the suite and the principal dwelling, interconnected alarms, independent ventilation, and off-street parking. Most Surrey lots accommodate this comfortably, which is why the suite conversion is such a common project here.
The most frequent failure we are called in to fix is an existing unpermitted suite that needs to be brought up to standard, usually because the owner is refinancing, selling, or has had an insurance issue. That remediation work is very doable, though it often means cutting a compliant egress window into a concrete foundation wall and correcting the fire separation, which is more involved than owners expect.
Permit review times in Surrey move with the volume the city is processing, and that volume is high. We build realistic review windows into every schedule rather than promising a start date the permit office cannot support.
Practical Considerations on a Surrey Renovation
Lot sizes in most established Surrey neighbourhoods are generous, which makes material staging, bin placement, and equipment access straightforward compared with tighter municipalities. That works in your favour on cost.
Drainage deserves attention in parts of Newton and North Surrey where older perimeter drainage systems have silted up or collapsed. If a basement is being finished, we check the perimeter drainage before framing goes in, because discovering a drainage problem after drywall is a costly lesson.
